ARCHITECTURE
- Conceptual Design – Define project initial size, quality, layout and cost.
- Schematic Design – Establish a "Control Budget" by refining concepts into designs that sufficiently reflect the Owner's needs and goals.
- Construction Documents – Produce detailed drawings and specifications defining code and construction requirements for permitting and bidding.
- Construction Administration – Services to support the construction effort by reviewing submittals, monitoring quality, resolving construction questions and coordinating engineering input.
PRE-CONSTRUCTION SERVICES
- Budgeting – Quantifying construction costs for project designs as necessary to provide decision-making information to the Owner and project team. "Design to the Budget, Build to the Budget."
- Scheduling – Analyzing project activities and assigning durations; the sum of which determines the total construction duration.
GENERAL CONTRACTING
- Construction Services – On-site representation, Project Management and Administration of all aspects of the construction process to successfully complete the project.
